As an Iranian myself I know how difficult it is to get a mortgage in the UK. That’s one of the main reasons I established Niche Advice as a specialist Iranian mortgage broker in London to help Iranians and other foreign nationals obtain a mortgage by providing sound and practical advice.
As an Iranian born I understand some of the important decisions foreign nationals often have to take when looking to settle down and purchase assets in another country. I appreciate that in some areas of finance and protection Iranians prefer to go their own way but with mortgages I have always been sought after by my fellow countrymen, and many clients have developed into friends.
To own a property in UK you normally need to obtain a mortgage, and most of the Iranians I speak to are no exception to this rule. Even Iranian cash buyers typically look to release capital from the property at some point. Whichever way you approach it I can offer the benefit of my first-hand experience of obtaining mortgages for Iranians.

Why is it so hard for an Iranian to get a mortgage?
Well it’s hard for any foreign national to obtain a mortgage in the UK. In fact, invariably most banks and building societies struggle with anything outside of the norm unless the applicants are represented by a mortgage professional. The extra difficulty my Iranian clients have encountered is finding a mortgage broker who can meet their expectations, as we are a demanding and unforgiving bunch – and we don’t suffer fools or time wasters gladly! To this end you have my personal assurance that I will not let you down on this front. Remember I’m so confident in my ability I will not take a penny off you until I succeed.
What puts mortgage lenders off lending to Iranians and foreign nationals
Well they are a nervous lot to start with! When you apply for a mortgage the first thing they do is look at your residential history and whether you are on the voters roll – and unless this returns an answer along the lines of ‘been in the country since birth’ and ‘on the voters roll since the age of 18 years’, you start with a minus against your application before you get past first base. The good news is the bank contacts that I deal with on a regular basis would be surprised if it were any other way! For instance I can place mortgages for VISA customers that have less than one month to run on their current permit.
The next potentially sticking point is the origination of the deposit. Seemingly if your parents were not born in the UK you are only in the country as you are on the run from drug trafficking or terrorism! The lenders can be really anal and intrusive in their line of questioning if you apply directly. It’s different with mortgage brokers, such as Niche Advice, as we have a proven track record of supplying customers and the lenders know it’s our neck on the line, and not theirs. Therefore I regularly help with customers whose deposit comes from family overseas.

I generally do not meet my clients at enquiry level. However, should the case progress onto the mortgage application stage then you’re more than welcome to come and visit me at our Victoria offices.
How much deposit will I need to get a mortgage?
It all depends on what type mortgage you’re looking for, if it’s a residential or buy to let and the level of income you have so it’s always best to pick up the phone and give me a call.
I am here on a Visa can you get your mortgage?
The answer is probably ‘yes’ providing it was issued on the basis of work or a spouse. Tourist VISAs probably not, but never say never it’s worth giving me a call.
