Mortgage declined time to speak to the experts.

Mortgage declined by your bank we have helped many clients just like you.

Payam Azadi

Being turned down for a mortgage by your bank is often a shock and unpleasant experience at the end of the day no one wants to get a Mortgage declined but these things happen all the time . You could have been banking with them since you started work and now feel it’s been a one-way street to their advantage now they have rejected your mortgage application.

The Vendor’s estate agency is inevitably chewing at the bit for a mortgage offer to show you are serious and not wasting their time, and your partners dejected. You can see the dream home as the end goal but right now you are living the nightmare!

It is important you make the right choice next and reading this mortgage article is a good starting point. Life is of course full of options but with mortgages every attempt can get black marked against you on your public credit record. These black marks otherwise now as credit searches can be counter- productive against future credit so a succession of wrong choices can lead to an increasing downward spiral of mortgage rejection.

The truth is everyone has a profile which can be quite different to the next man. Stop and think for a while does your best mate share the same financial demands as you? Where to they work? How many children do they have? Do they have a student loan to repay? Have they failed to pay their mobile phone on time?

Mortgage Lenders look at mortgage applicants’ characteristics in a sophisticated way that would put even the most stringent of online dating agencies in the shade. Often they rate the headline attributes using a computer to shortlist the mortgage applicants they want to consider. So in short your bank might have turned you down for a mortgage without even a member of staff making a decision.

So what makes for a successful mortgage application?

  • Long length of time in your current job.
  • Established career with previous jobs or education in the same sector as your current role.
  • Excellent basic salary.
  • Low number of financial dependants / children.
  • Being middle aged.
  • Previous mortgage experience.
  • Well conducted credit.
  • The property is of standard construction in a sort after area.
  • Permanent rights to reside in the UK.
  • Low amount of personal debt.
  • Large deposit from savings or equity from a property sale.

The list could go on, but you get the gist. It could be you tick all the boxes but if you are honest it’s doubtful if you have been turned down by your bank, unless of course you are looking to purchase a property well beyond your means.

At Niche Advice we assess your strengths and weaknesses and match them with a suitable Mortgage Lender.  We do this day-in and day-out. In fact we are so confident in our ability we do NOT charge a penny for our services until you have the key to the door.

Also as many of the mortgage applicants that approach us have been turned down by their bank we are accustomed to time constraints and employ tactics such as picking Lenders who can instruct valuations straightaway to take the heat out of the process – reassuring vendors and pacifying their estate agents.
