Bad credit mortgage high street banks

I have been to my high street bank and they have said they will not lend me the money for a mortgage due to past Credit problems, can I get a Bad Credit Mortgage?

The above statement is typical of some of the enquiries that I receive on a daily basis from miffed applicants who have been with their bank many years without any issues but because of a specific defaults, CCJs and missed payments their are High Street Bank has decided that they cannot lend to them as in their view the risk is too great.

The reality is since the economic meltdown of 2007/2008 many lenders have tightened up on their lending criteria. This is seen bad credit mortgage market almost disappear other sectors include mortgages for self-employed on a self certification basis and the buy to let sector with no minimum income requirements. However, don’t threat, as we have seen an re-emergence of specialist lending this year and this relaxation on adverse credit is set to further expand June 2013 with more lenders offering bad credit mortgage solutions to first time and next time buyers.

So can I get a bad credit mortgage?

My answer is it all depends. How old is the issues? Have they been resolved? And can you afford the mortgage and more importantly can you show that you can afford mortgage.

So can we help:

  • CCJs and default normally need to be two years old
  • Minimum deposit of 15%
  • First time and next time buyers
  • Family gifted deposit accepted
  • Buy to let application is accepted
  • Missed credit card or loan payments in the last 24 months excepted ( not over status two showing on file)

Now I have wrote extensively about getting a mortgage for different circumstances and these can be read by simply clicking on the related posts topics underneath this article but I simply want to state that getting bad credit mortgages are relatively simple now as long as you get the right level of advice from a professional.

More severe credit problems such as bankruptcies and IVAs a still more difficult to get with a minimum of three years required since been discharged and ideally around 30% deposit is needed.
