Mortgages
Most mortgage questions are really questions about your situation. Before we look at a single rate, we look at where your deposit is coming from, how you earn, whether anything shows on your credit file and who is buying with you, because that is what decides which lenders are realistic.

Specialist routes
When the straightforward route is not straightforward
Plenty of people get a mortgage on the high street without any trouble. The cases that need a specialist broker are the more complicated ones: declined elsewhere, income assessed in a way that does not suit how you actually earn, or a lender rule that does not fit your circumstances.
What we check before recommending anything
- Where the deposit is coming from. Savings, a gift from family or the sale of another property. Lenders want to see the trail, not just the balance.
- How you earn. Employed, self-employed, a company director or a contractor are each assessed differently, and the wrong method can understate what you can borrow.
- Your credit history. Anything on your file changes which lenders are realistic, so we look before an application is made, not after.
- Who is buying and how. Sole or joint names, more than one income, or buying through a limited company.
- Your residency status, if you are not a UK national. The visa route matters, not just how long is left on it.
A cheap headline rate is not the place to start. Leading with a rate and then moving you onto something different once you have committed wastes your time. We would rather tell you early which lenders will genuinely look at your case.
Buying to let?
Landlord mortgages are assessed on the rent as well as on you, so they have their own route.
