How much deposit do I need to get a Mortgage with a CCJ

This article is about obtaining mortgage finance if you have a county court judgement (ccj). It is aimed at residential mortgage customers who want a conventional mortgage; it is not open to applicants under the Help To Buy Scheme, Shared Ownership or Right-to-Buy schemes. 2015 has seen the progression of lending following the infamous credit crunch and now obtaining a Mortgage with a CCJ has become a reality once more.

CCJs occur when a supplier has raised the non-payment of a bill, which they believe is owed to them, to the courts; there may or may not be a hearing. Often there is two sides to the story and if the appeal against the registration is successful they can be set aside.

This article is about ccjs that are still present on a person’s credit file and how that hinders getting a mortgage.

CCJs normally are between a few hundred and a few thousand pounds, but is not unheard of to see them up to hundred thousand, either way I may be able to find a mortgage solution.

The key factors when determining whether a lender will provide a mortgage to an applicant with ccjs are:

  • The size of the CCJs.
  • When they were registered.
  • If they have been paid off i.e. satisfied.
  • Whether it was a dispute, poor finance management, due to a certain event e.g. relationship breakdown.
  • The size of your deposit / equity.

There are often sticker rules if the CCJ was in relation to non-payment of tax so its vital you let us know who the CCJ was registered by and why.

Lenders prefer satisfied CCJs but this is not always a requirement of getting Mortgage with a CCJ.
